Where the money goes
Four lines dominate a small rental property’s water costs, and none of them is the shower. Pool top-up rises with wind, sun exposure and whether the pool is covered at night. Filter backwash varies fivefold with filter type - a sand filter at the top of the band, regenerative media at the bottom. Irrigation depends on what is planted and how it is watered: drip lines on timers use a fraction of what a hose-and-sprinkler routine does. And if the property is on tanker or desalinated supply, every one of those cubic metres arrives at the highest unit price, in the driest months.
This is also why recovered water punches above its volume on a villa: the streams a small property can realistically recover - shower and laundry water, AC condensate, roof runoff - map almost perfectly onto the pool top-up and irrigation that drive the bill.
A four-bedroom villa on a Mediterranean island
Take an illustrative four-bedroom villa with a 70 m² pool (about 90 m³ of water) and 600 m² of planted grounds, operating a 180-day season:
- Pool evaporation: 4-8 mm a day over the season is roughly 50-100 m³ of top-up - about 75 m³ as a central estimate.
- Filter backwash: at 1-5% of pool volume a week, around 1-4.5 m³ weekly, or roughly 25-115 m³ across the season.
- Garden irrigation: at 400-900 litres per m² a year, about 240-540 m³ - a central estimate near 390 m³.
- Indoors: guests use 150-480 litres per occupied room night, so even a well-booked summer rarely overtakes the garden.

- How much water does a rental villa actually use?
- Indoors, a villa or short-let uses roughly 150-480 litres per occupied room night - far less than a hotel. The surprise is outside: on a Mediterranean island a small pool can lose 50-100 m³ a season to evaporation, and a 600 m² garden can need 240-540 m³ a year of irrigation. Pool and garden together usually outweigh every tap, shower and washing machine in the house.
- Why is my water bill so high in summer?
- Because three seasonal drivers peak together: guests arrive (more indoor use), pool evaporation reaches 4-8 mm a day, and the garden needs its most irrigation in the driest months. If you are on tanker or desalinated supply, that peak arrives at the most expensive water.
- Can I use pool backwash water on the garden?
- Sometimes, but carefully. Backwash carries chlorine residual, high solids and sometimes cyanuric acid or salt. Salt-chlorinated pools are frequently unsuitable for irrigation reuse at all. It needs a salinity and chemistry check before you point it at planting.
- Is rainwater worth collecting on a small property?
- The arithmetic works, but storage decides the outcome. Most Mediterranean rain falls in winter, outside the rental season, so without a large cistern much of it is never used. A modest tank feeding summer irrigation can still cover a meaningful share of the garden.
- What is the cheapest way to cut the bill?
- Measure first. A sub-meter or even a weekly log of pool top-ups and irrigation run-times usually costs almost nothing and turns the two biggest numbers from guesses into facts. Only then does equipment - drip lines, covers, recovery systems - have a business case you can check.
